A Typical Accom Client
Stage One
Before taking off to Spain our clients normally have
some knowledge (but have also heard stories and rumours)
about purchasing and investing in the property sector
in Spain. At this stage we will answer your initial
questions and make sure that you don't get any major
surprises (i.e. about price level, availability, investment
value, etc.) when you arrive to Spain.
We also have a number of guides about purchasing
in Spain, which we send to our clients
and we can provide you with information about properties
for sale from different estate agents, private people
or constructors in Spain.
If you need help to arrange the inspection trip and
the visits to different properties we will
also assist you in this matter.
Stage Two
Upon your arrival to Spain we will meet you to give
you an initial briefing about legal, financial and
practical issues involved with the purchase.
During your inspection trip you will also have one
of our agents at your disposal that can provide you
with unbiased advice while you are out visiting properties.
Stage Three
If you find a property you will like to purchase
we will make sure that there are no barriers to go
on with the purchase before you sign any binding contract
(i.e. outstanding debt on the property, that the owner
has the right to sell, arranging an inspection of
the property, confirmation from the bank, etc.). If
everything is in order we will go through or prepare
the initial private contract and help you get ready
the 10% reservation fee.
In the time span between signing the private contract
and the public contract with the notary (la escritura)
we can help you with financial and practical matters
such as the exchange of currency, opening a bank account
in Spain or getting a NIE number.
Stage Four
After you have signed with the notary there are a
lot of practical matters that needs to be taken care
of such payment of transfer/VAT taxes, changing water/gas/electricity
bills, getting a telephone installed etc., which we
also will arrange.
